Buyer Representation
When you’re ready to buy a home, the Dan Jungclas of RE/MAX
of Naperville Home Buying System goes to work for you - it can help you buy
any home for sale in our market - regardless of whose name is on the For Sale
sign. When you buy a home through us, we’ll work with you throughout the entire
buying process to assure your needs and wishes are met.
It may matter more through whom you purchase your home
than whose home you decide to purchase.
Thank you for giving me the opportunity to
be of service to you in your property search. I am a full time Realtor, and can
provide you with a broad array of services. The following will explain my role
in the buying process. I will be happy to answer all of your questions.
As Your Buyers Agent I Will: PLEDGE OF
SERVICE
- Work with you to find properties that meet your specific
requirements, such as location, price, features and amenities.
- Arrange for appointments and show you the properties that
you have chosen.
- Consult with you regarding the price and value of
properties.
- Prepare a contract for purchase under your direction and
negotiate on your behalf for the best price and most favorable terms for you.
- Safeguard any confidential information that you disclose to
me.
- Assist you in securing financing, title services, insurance
or other services needed to close the transaction.
Your Role:
Because I am compensated only in the event of a
successful transaction, I would greatly appreciate your cooperation and
loyalty. I can provide information on any property available in the marketplace
and would appreciate it if you would make inquires only through me. If you
contact an agent from another firm on a particular property, no matter how
inadvertent or insignificant it may seem to you, I may not be able to represent
you on that property. When you attend Open Houses, just tell the agent that you
are working with me. Also, you agree that no exclusive buyers representation
contract is currently in effect and that we will discuss such an agreement
between you and I after you have had a chance to see how I work.
My Compensation:
When I represent you in the purchase of a property
through the Multiple Listing Service, I will be compensated out of the proceeds
of the transaction at closing. When I represent you on a property that is For
Sale By Owner, then you and I will reach an agreement on compensation before
the property is shown and my compensation will come out of the proceeds of the
transaction at the closing.

Seller Representation
There’s a difference between simply putting your home up for
sale and getting it sold. It’s the Dan Jungclas of RE/MAX of Naperville Home
Marketing System. This proven strategy will help sell your home quickly, easily
and for the best possible price. We’ll mobilize the entire real estate community
to accomplish your real estate goals.
It may matter more who manages the sale of your home than
who actually brings the buyer.

As Your Sellers Agent I Will:
PLEDGE OF SERVICE
- Contact you with weekly progress reports concerning the activity
on your property from the first day it is on the market until the sale
is closed.
- Give you a written market activity report of our sales activity
at the end of every 30 day period of our listing agreement.
- Maintain an awareness of your property with all of our cooperating
MLS Realtors, Associates and Brokers.
- Advise you of any changes in the mortgage and real estate market
that may have a bearing on the sale of your property.
- Promote your property in the most effective media to assure maximum
exposure and buyer response.
- Assist you in negotiating all offers to purchase your property
for the best price and in accordance with your best interest.
- Assist attorneys, lending institutions, surveyors and cooperating
MLS Realtors, Associates and Brokers in obtaining all the documents
needed to finalize the sale.
- Employ a Marketing Plan to sell your property for the best price,
at your convenience in the shortest period of time.
Your Role:
Because I am compensated only in the event of a successful
